Building it Right | Windows and Details Training

Windows and Details is a comprehensive 20-hour training course that focuses on building enclosures and intricate construction techniques. The course combines theoretical knowledge of building science with practical hands-on experience in wall detailing. Participants engage in constructing small, prefabricated high-performance wall blanks under the guidance of experienced instructors.

Throughout the course, students have the opportunity to install various components, including windows, dryer vent hoods, hose bibs, and electrical penetrations. They can choose from a range of high-performance wood frame wall systems, such as narrow stud, wide stud, double stud, or exterior insulation. The students are responsible for completing the entire wall segment, including the installation of air barriers, vapor barriers, cladding, sheathing membranes, exterior finishes, and any necessary exterior insulation.

On the third day, the finished walls undergo rigorous testing. Window blanks from multiple students are placed in a test rig, where air leakage is examined and assessed. The walls then undergo an ASTM e1105 Wind Driven Rain test, subjecting them to increasing air pressure differentials until they either pass or fail. The use of UV fluorescing dye in the test water aids in identifying even the smallest leaks and provides valuable insights into water ingress paths.

Since 2015, Coquitlam has been a regional exemplar in purpose-built rental housing starts due to its groundbreaking strategy of diversifying the availability of housing types, sizes, prices and tenures. According to a recent HAS progress report, the program’s development incentives enabled over 300 new rental unit completions in 2021 and more than 12,200 units to be under the approval process by year-end. With further HAS advancements set for 2022, these numbers are expected to soar. The City harnesses their integral role as a municipality and implements an array of tools to proactively foster diverse housing options within the community. These comprise granting developers bonus density (additional units) for creating rental units, and forming partnerships with development entrepreneurs, senior government officials and residence providers. Moreover, the City provides monetary aid from their Affordable Housing Reserve Fund (AHRF), funded by part of density premiums from businesses dealing with construction projects.
